The following information should assist you in dealing with Jones Ballard Property Group and ensure a trouble free tenancy.

VIEWING PROPERTIES
Please contact our office to arrange a suitable time to view properties between 8.45am and 5.15pm Monday to Friday.

APPLYING FOR A PROPERTY
You will need to complete a Tenancy Application, which includes, but is not limited to, personal information, employment details, tenancy history, and referees. Your application should also include photo identification (100pt check), rent receipts and any other supporting documentation.
We endeavour to process applications within 48 hours of being received complete.

ONCE YOUR APPLICATION IS APPROVED
Once notified of your application being approved, you will be required to pay a holding fee of one week's rent within 24 hours and finalise an appointment to complete the Residential Tenancy Agreement and related documentation.
At your appointment to complete the Residential Tenancy Agreement, you must pay the following by bank cheque or money order to Jones Ballard Property Group.
Rent: first two weeks' rent
Bond: equivalent to four weeks' rent
Pet Bond: $100 (if applicable)
Once all the necessary paperwork is signed and all monies paid, we will be able to issue you with keys to your new home.

RENTAL PAYMENTS
Rent under your Residential Tenancy Agreement is payable in advance. If at any time you are unable to make a rental payment, on or before the due date, please make immediate contact with your Property Manager.
Cash Rental payments are not accepted. Payments can be made via internet banking, using the RentPay card system, money order or personal cheque.

BOND
Your bond will be lodged with the Bond Administrator within the WA Department of Consumer & Employment Protection. The bond is held as security against any damage or undue wear and tear. The bond will be refunded promptly after you vacate, provided the premises are left in the same condition as when your tenancy commenced and there are no monies owing.

ROUTINE INSPECTIONS
During the course of your tenancy, your Property Manager will inspect the premises periodically. These inspections are carried out during our normal office hours. You will receive written notification in advance along with a card for you to report any maintenance required and you are welcome to be present during an inspection. However, if you are unable to be present, the office keys will be used.

INSURANCE
We strongly recommend you arrange your own contents insurance as your possessions will not be covered by the owner's insurance.

ELECTRICITY, TELEPHONE AND GAS
It is each tenant's responsibility to arrange for the connection of utilities at the premises and to arrange for these services to be disconnected prior to vacating the premises.
Please ask for a Fast Connect form, a simple process to assist you with the connection these utilities.

REPAIRS & MAINTENANCE
All repairs and maintenance requests can be telephoned, emailed, or faxed directly to our office.
All repairs are attended to as promptly as possible, however, it is often necessary to obtain the property owner's approval and/or quotes before any work can commence, so a delay is sometimes unavoidable.
In the event of an emergency, please refer to the Emergency Plan, which will be provided to you at the commencement of your tenancy.
If firm arrangements regarding access for any trades people are not kept by you, the service charge for calling the tradesperson will be automatically passed on to you for payment.
Where applicable, the upkeep of the gardens and grounds are your responsibility. Please do not store unnecessary paper, rubbish, bottles, cans etc. on or around the premises.

TERMINATION OF THE RESIDENTIAL TENANCY AGREEMENT
Your Residential Tenancy Agreement is a legally binding contract, providing protection for both you and the owner. You can terminate the Residential Tenancy Agreement in the following ways:
1. If you intend to vacate at the end of your Residential Tenancy Agreement we ask that you provide us with 21 days written notice prior to the expiry of the fixed term of your Agreement.
2. Once the fixed term has expired, you are required to provide Jones Ballard Property Group with twenty one (21) days prior written notice of your intention to vacate the premises.
If unforeseen circumstances arise and you need to vacate prior to the expiry of your Residential Tenancy Agreement, please contact your Property Manager immediately and we will endeavour to find another suitable tenant.
However, you will be responsible for rent and maintenance of the property until another tenant is found, as well as all other costs associated with the re-letting of the property.
